SearchFlow, property intelligence specialists, has launched its enhanced online mapping and ordering platform tool for commercial and residential property transactions, offering significant time and cost savings and improved user experience.
The platform includes an interactive auto mapping feature which allows conveyancers to simply enter the details of the property and the system intuitively finds and outlines the boundaries using the Land Registry’s National Polygon Dataset.
In addition, all associated Leasehold and Freehold titles for the location can be viewed in the unique Title Picker feature with mini preview maps, as well as any titles that have Cautions or Unknown tenures. Users can then modify and create additional property boundaries using the main map manipulation tools.
The new system also introduces seamless ordering of portfolios of Land Registry documents. Using the new OC1 workflow, a selection of titles can easily be identified at the location, enabling users to select, deselect, review and place an order straight from the mapping page with ease without going through the traditional checkout process.
SearchFlow’s new mapping tool is fully integrated into its existing workflows, and is intuitively designed to avoid having to re-train users. Conveyancers can easily switch to Full Screen mode when plotting complex commercial sites, and the new Title Picker feature allows users to quickly view and switch between titles at a location. It is also now easier to mark-up Highways in blue, flood filling large areas now takes just one click, and the collection of drawing tools are simpler to use.
Conveyancers can then seamlessly continue the search process on the platform. The user is transported to the “Add Searches” page where areas of interest are automatically screened for hazards and the conveyancer can then select the required searches.
