With one month of completions carried out by conveyancers in just five days last month, the latest SDLT cliff edge pushed conveyancing firms to their limits. And with the deadline now behind you, we just wanted to say: well done. It’s been a huge lift for conveyancers across the country, and at Orbital we know how hard you’ve been working because we’ve seen it reflected in your use of technology, and specifically of Orbital Residential, our AI solution created to help you streamline the title checking process.
In February and March alone, Orbital Residential customers ran nearly 50% more cases than in December and January, delivering them time savings and a second pair of eyes when you needed it most, just as cases piled up and the pressure from customers reached its height.
So while you’ve been battling to get cases over the line, here at Orbital, we’ve been busy in the background, updating our technology to support the conveyancing workflow even further. We’re expanding our offering beyond title checking and document review to support the next stage of the process: from Draft Enquiries to Client Ready Reports, we’re starting to take care of the follow-on work too — giving you a head start on the tasks that come next.
Here’s a snapshot of what we’re now delivering for our customers:
- Draft enquiries
Enquiries often need careful wording — and writing them up takes time. Orbital Residential now helps our customers get there faster. When a relevant red or amber flag is raised, a draft enquiry is provided alongside it, providing a clear, well-phrased starting point that’s ready to use or adapt.
- TA10 report
Our new TA10 Report has been released to our customers, highlighting the key items for sale, along with any comments or exclusions, making it easy to report everything to your client in one clear copy-and-paste.
- Expanded view of lender requirements
You’ll remember that in late February Nationwide introduced stricter wording around mortgagee protection provisions in its Part II requirements (we wrote about this here). For many conveyancers, it added pressure at an already busy time, with the stamp duty deadline fast approaching.
To help you stay ahead of these changes, we’ve expanded our coverage of lender requirements from the UK Finance Handbook, adding 15 new questions that include updates from Nationwide and others. The relevant details are now built into our reports to help our customers stay aligned with lender guidance and keep pace with industry changes.
What next?
Orbital Residential has always helped conveyancers to review properties quickly. But the next step has always been up to you, until now.
That’s about to change as we release client ready reporting.
Soon, our customers will be able to generate a professional, client-facing version of our reports — complete with plain-English explanations, supporting plans, client logos, and clear context around any issues flagged. It’s designed to help conveyancers to explain what matters, without writing from scratch, streamlining the process, saving time, and improving consistency across reports. It’s a better experience for your team and a more understandable one for your clients.
If you’ve put off considering new technology to help your team until now, with the SDLT deadline behind you, now could be the perfect opportunity to explore how Orbital Residential could help. Find out more here.
