Proptech start-up MoveGenius has officially launched today, with its founder calling for conveyancers to be involved earlier in the transaction to “iron out issues upfront”.
Buying or selling a property can be a daunting task, with a seemingly endless list of paperwork and legal requirements to navigate. That’s where proptech start-up MoveGenius comes in. Founder Hannah Nicholson believes that streamlining onboarding between estate agents, sellers, and conveyancers earlier in the transaction can help “iron out legal issues upfront”, speed up the transaction process, and reduce the risk of fall-throughs.
MoveGenius has digitised the manual, paper-based onboarding tasks for sellers, providing them with access to legal forms and local authority searches upfront. By appointing a conveyancer at the point of listing, sellers can benefit from the conveyancer’s expertise in reviewing legal information and guiding them through the process from an earlier stage. This not only reduces the administrative load on conveyancers and agents but also helps to ensure more accurate property marketing. Hannah Nicholson, Founder, MoveGenius said:
“We believe there is a lack of information available to buyers at the point of listing a property.
MoveGenius fills this gap between listing a property to exchange i.e. we encourage sellers to appoint a property lawyer at the point of listing so that lawyers can begin reviewing material legal information and iron out issues upfront.”
This is designed to reduce the administrative load on conveyancers and agents as well as enabling the latter to market properties more accurately. We comply with National Trading Standards regulations around upfront information as well as digitising the Home Buying and Selling Group’s Buying and Selling Property Information (BASPI) form:
“The BASPI is a dataset designed to be the ‘one source of truth’ when it comes to upfront information about a property. This information is then used as marketing material for estate agents, key information for buyers, and legal information for property lawyers.”
All of this, says Nicholson, works to reduce legal enquiries down the line and prevent fall-throughs alongside speeding up the whole process.

The need for collaboration between estate agents and conveyancers is widely recognised, but what is often overlooked is the crucial role that sellers play in the process. As the driving force behind any property transaction, serious sellers are pivotal to ensuring a smooth and efficient process. However, there has been a lack of attention given to the seller’s role in the process, with no platform seriously focused on empowering them to proceed with confidence. By addressing this gap, the industry can benefit from more informed and engaged sellers who can work alongside agents and conveyancers to achieve their property goals.
By doing so, we can create a more efficient and effective property market that meets the needs of buyers, sellers, agents, and conveyancers alike.
MoveGenius is changing the way things have traditionally been done in property transactions by restructuring the order that sellers complete tasks before exchanging contracts.
This simple new approach eliminates many of the problems that estate agents face, such as fall throughs and delays to exchange.
“By prioritising the preparation of the property’s legal documents, we minimise the likelihood of unexpected issues arising down the line.”
Traditionally, legal preparation occurs only after an offer has been accepted. On average, it takes a seller just over four weeks to receive an offer from a buyer, all the while sellers should be preparing for their move by appointing a conveyancer for example. So, MoveGenius bridges the gap and makes sure sellers know what to do when. We have found a smarter way to guide sellers through the home move process.
It’s time to evolve the traditional process.
