Access legal proclaim releases land registry version 2 to help conveyancers reduce delays and take ‘more control’ over transactions

To support conveyancers to improve property transaction efficiency, reduce delays and enhance visibility of key transaction data,  Access Legal, leading provider of software and services to the UK legal market, has released Version 2 of its enhanced Land Registry Business Gateway integration within its renowned Proclaim case management software. 

As part of the updated integration, existing services have also been reengineered to provide improved performance, future scalability and refining existing functionality to improve the overall experience for conveyancers when accessing land registry services within the Access Legal Proclaim conveyancing module.

The latest version introduces new and improved features to Access Legal Proclaim’s conveyancing module to make a number of key points in a property transaction easier and a better experience for conveyancers, giving them more control. This includes:

  • Updated Land Registry fees – compliant with the new fee rates which came in on Monday 9 December 2024
  • Estimated Completion Dates – obtaining an estimate from LRBG as to when an AP1 (eDRS) application is likely to be completed.
  • Official Search (OS1) as Data – not only returning a PDF certificate of the search but, if available, returning the results of the search as data for review, allowing users to proceed without delay.
  • Document Availability – allows a user to identify the availability of both the Registers, Plan and Filed Documents prior to making an OC1 or OC2 request. Providing visibility on the success of any official copies request.
  • Register Extract – this service can return a PDF of the Register and Plan and receives data from the register directly.
  • Title Discovery – combining several interconnected Land Registry services to build a picture of the property title.
  • Land Registry Events – providing an overview of each request made to the Land Registry but also allows the re-polling of previous.
