There were 30,405 new home registrations in Q2 of 2025, the National House Building Council (NHBC) has reported, up 4% on both Q1 and the same period last year.
The total includes 20,924 private sector registrations, which were up 6% compared to the same period last year. The remainder of registrations were in the rental and affordable sector.
Terraced houses experienced the largest increase in the types of home registered, with a total 5,371 registrations representing a 33% jump compared to 2024. Detached houses were the most popular type of home, with 10,521 registrations (up 7%). Semi detached homes were slightly behind, up 5% to 10,111. Just 400 bungalows were registered (a 4% increase), with apartments the only type of new home to fall in popularity – down 23% to 4,002 registrations.
NHBC CEO Steve Wood said the ‘modest growth’ in registrations signals an uplift in confidence from developers. He added:
“While some areas of the market remain subdued, we remain optimistic about the longer-term as planning and land restraints are increasingly unblocked, mortgage rates ease and the Government sustains a focus on new home delivery.”
Across the UK, six out of 12 regions saw a rise in registrations in Q2 2025 compared to the previous year. The highest increase was in Yorkshire and Humberside, which saw a huge leap of 96%, taking the total number of registrations for new homes to 2,768.
The South West also enjoyed significant growth, with a 75% increase in registrations taking the total to 4,693. Registrations in Scotland, the North West and Merseyside, the West Midlands and London all decreased compared to last year, with the largest drop in London, which was down 59%.

The NHBC attributes the drop in London registrations to the new building safety regime for high rise buildings and a depressed level of activity from housing associations.
The number of new homes completed in Q2 2025 was 32,434, down from 34,017 in the same period last year but up from 26,220 in Q1 2025.
