Technology round-up: digitalisation and the latest platforms in the industry

LMS partners with Veyco to introduce Qualified Electronic Signatures (QES)

The Qualified Electronic Signatures (QES) enables law firms to offer customers a faster, digital way to sign mortgage deeds.

The technology is already live with lenders using LMS’s fee-assisted remortgage service and will be extended to its Panel Link customers as the next phase of rollout.

LMS says QES provide a highly secure way of signing mortgage deeds digitally, with the signatory’s identity verified to a regulated standard and the integrity of the document protected.

They have the same legal effect as a handwritten signature, need no witness and take under three minutes on average, helping to deliver faster transactions, greater security and connecting another piece of the digital transaction process.

LMS continues saying their partnership with Veyco will allows its lender partners and customers to complete identity verification and mortgage deed execution through a single digital journey.

Suzanne O’Connor, chief relationship officer at LMS, said: “Digital transformation is no longer about digitising individual steps in the property transaction – it is about connecting those steps to create a faster, more secure and seamless journey for everyone involved. The introduction of QES is an important part of that evolution and reflects our continued commitment to ensuring lenders and law firms have the digital infrastructure they need to deliver greater certainty and efficiency for customers.

Edd Prosser-Jones, head of partnerships at Veyco, said: “Trusted digital identity and secure electronic execution are what make a fully digital mortgage deed possible. Paper deeds slow down completions, and all parties in the transaction feel it. For LMS’s lender partners and law firms, this means fewer follow-ups, quicker completions and a reduced risk of fraud.”

LocationBliss launches new free property portal

LocationBliss, operated by Shree Ganpathy Technologies, allows landlords and agents to list residential properties for sale and rent at no cost.

LocationBliss say they have one simple promise, everything on it is free, for everyone, permanently.

Funded by a group of private landlords allowing the free service, buyers and tenants can search and message the person behind the listing directly to book viewings.

Features include feature-based searches, allowing viewings to find what matters to them in a home, online viewing bookings and built in messaging.

“Finding or letting a home in the UK has become expensive before anyone has even moved in. We built LocationBliss so that listing, searching and viewing a property costs nothing, whether you are a landlord, a seller, a buyer or a tenant,” said Bhrat Kapur, acting spokesperson at LocationBliss.

Blinc-UK launches tenant referencing service combining identity verification, Open Banking, HMRC income data and fraud screening

The platform allows letting agents make decisions under the Renters’ Rights Act, giving a comprehensive range of checks for £8 per applicant.

Blinc-UK say its new service was its most detailed yet, combining digital identity verification, Open Banking, HMRC income information and advanced fraud screening in a single report, often completed within minutes.

Co-founder of Blinc-UK, Daniel Leeson, said: “We’ve listened to what letting agents want and used the technology now available to completely rethink how tenant referencing should work. The result is a more robust, faster and considerably cheaper way of referencing applicants.

“Some might call it self-service, others might call it instant referencing, but ultimately it’s about giving agents the flexibility to work in whatever way suits their business. They’re in complete control of the process and the decisions they make, while our platform does all the heavy lifting for them.

“It’s about making referencing work around the agent, rather than the other way around.”
