Search provider first to include integrated property logbooks

Hampshire search provider HW Conveyancing Searches has teamed up with property logbook provider Chimni to launch what they are describing as an industry first integrated search and logbook offering. 

The service enables conveyancers to order logbooks for home buying clients as part of the search ordering process. Results are then pre-loaded into the logbook to accompany any other documentation a firm may wish to include. HW Conveyancing Searches’ CEO Andrew Prismall said the new service was a ‘natural evolution’ of the search offering.

“Our clients already look to us for advice on innovation around data services and this is truly a step forward for the market. We ran a series of client workshops over the last 12 months with Chimni to gauge the appetite for the proposition and it was universally welcomed.”

Clients can order logbooks independently of the searches they order through the HW portal, or as part of an integrated service whereby both are purchased together. Alongside the searches, conveyancers are able to manage the logbook through the final stages of purchase, uploading documents from their own CRM to complete the handover pack for buyers.

Speaking on the Today’s Conveyancer Podcast last year Nigel Whalley, Managing Director of logbook provider Chimni explained how law firms were using logbooks toward the end of the transaction as a home for all the documents collated through the course of a transaction, and as part of a secure handover from seller to buyer for home tech like alarms, smart heating systems and other overlooked assets.

“This is a great outcome and builds on the work we have already been doing with our conveyancing clients. For us getting into the process as early as possible and getting access to as much data and documentation as possible is key. This has the potential to begin reshaping the conveyancing services market”
