The launch reflects a change in what firms are asking. Over the past 12 months the question has moved on from whether AI belongs in conveyancing, to which tools are truly built for the way residential property work is carried out. Firms are handling rising caseloads while maintaining quality and consistency, and more teams are looking at where this type of technology can take on repetitive analysis.
Title review is where a great deal of that time sits. A recent Orbital Residential survey of conveyancing professionals found that leasehold purchase enquiries require an estimated 2 hours and 52 minutes of hands-on legal time on average, while freehold purchase enquiries take 1 hour and 44 minutes. With close to three hours going into a single leasehold enquiry, title review remains one of the clearest opportunities to improve efficiency without compromising quality.
As firms move past experimenting with general AI tools, demand is growing for solutions purpose-built for residential property work, with transparent outputs that fit into existing conveyancing processes. Used in this way, specialist technology can take on repetitive analysis throughout title review while lawyers remain in control of every decision. That can mean greater consistency across a team and more time for advice, client service and relationships.
