A new tool launched today by InfoTrack UK will enable conveyancers acting for both parties in a transaction to collaborate on pre-contract enquiries in a single, shared workspace.
The purpose-built feature in the Linked Enquiries software will allow both sides to join the workspace, eliminating the need for manual copying and pasting and reducing duplication.
“With the average property transaction now taking 19 weeks to complete, the enquiries stage remains a significant source of delay and frustration,” InfoTrack said.
“Recent industry feedback confirms that firms continue to struggle with fragmented communication, manual document handling and visibility gaps when working with counterparties. Linked Enquiries addresses these challenges by replacing email chains and Word document attachments with a secure, collaborative workspace where both parties can view and manage enquiries in real time.”
“Email has always been a great business tool, however, it was never intended to facilitate the enquiries process,” said Scott Bozinis, chief executive officer at InfoTrack UK.
“It’s used because there was no other option. Today we’re fixing that by launching a purpose-built tool specifically for conveyancers to collaborate on enquiries in real time, giving both sides the visibility and control needed to keep transactions moving.”
When a firm publishes enquiries in the workspace, they can invite the counterparty to join using a reply code included on the enquiry document and supporting email. If the counterparty already uses InfoTrack, they can access the workspace directly through the platform. Those who aren’t customers can securely access the workspace to respond to enquiries, at no cost.
Once connected, both sides see identical, real-time updates of all enquiries, responses and attachments organised by enquiry number. Responses entered by guests appear directly within the workspace, eliminating the need for manual copying and pasting. A complete, timestamped audit trail shows who said what and when, providing clear evidence of the conversation between both parties.
Benefits for conveyancers include complete visibility of progress without chasing for updates, strengthened compliance with a clear, auditable record of all enquiry activity, and access for every firm, regardless of whether they use InfoTrack.
Linked Enquiries builds on the success of InfoTrack’s Enquiries solution, which has seen over 7,000 workspaces created since its June 2025 launch. The addition of linked collaboration capabilities reflects ongoing feedback from conveyancers about the need for simpler, more transparent ways to work with counterparties, InfoTrack said.

What are the terms of business for such a product?
If the legal profession wanted to adopt such a product, conveyancers would need clarity on whether there are disclaimers and limitations of liability that significantly restrict the company’s exposure for negligent work or errors in tool outputs.
These might include:
• Exclusion of all implied warranties and limitation of liability for negligence
• Express disclaimers for errors or omissions in third-party data, with users required to pursue claims against data providers first.
• Release of liability when reports are passed to third parties.
• ‘At own risk’ provisions for Beta services, excluding all liability for defects or errors.
• Requirements for law firms to conduct reasonable inspections and retain professional responsibility for the accuracy
