Home buying and selling reform, TA6, and what makes the perfect partner; a year of the Today’s Conveyancer Podcast

The Today’s Conveyancer Podcast was launched in 2021 with the aim of introducing listeners to the organisations and individuals who contribute to the success of the conveyancing sector. Over the previous four series, and 139 episodes the podcast has covered topics from digitisation, improving home buying and selling, M&A, the potential impact of artificial intelligence, outsourcing and offshoring, and market machinations… and much more 

With nearly 20,000 downloads since launch it has established itself, alongside Today’s Conveyancer, as the go-to resource for conveyancing and property law professionals for news, view, insight and best practice.

One of the key issues facing digitisation and modernisation is linking the disparate technology across the home moving spectrum; from lenders, to estate agents and through to conveyancing. It’s a problem that can be solved by creating greater connectivity between the silos; a process Novus Strategy have coined Horizontal Digital Integration (HDI). Chris Williams explains what HDI is and how it could apply to residential property drawing on inspiration from the retail sector which went through a similar evolution. There are a number of products and services now coming to market aiming to provide the pipework between the sectors, including LMS , Rello, Moverly amongst others.

The podcast also welcomed regulators, and industry bodies who are making progress on improving the home buying a selling process; and initiatives focused on what control estate agents and conveyancers currently have over the timeline of transactions, with efforts to reduce timescales to 28 days being piloted.

Practical issues facing conveyancers including coastal erosion, identity fraud, stamp duty pitfalls, bamboo, post completion, and of course the much anticipated climate change practice note published earlier year and its impact on conveyancing, have all been explored throughout 2025.

One of the standout discussions saw Sarah Sargent, a contributor to the updated TA6 sixth edition, which will supersede the much-debated fifth edition, explain how the furore and subsequent consultation informed the working party’s views on the content, look and feel of the updated form. She highlighted the time and effort that went into its development with nearly a year of weekly meetings, each lasting up to two hours, involving deep analysis of member feedback, consultation data, and practical conveyancing experience from the 1000+ consultation responses.

Tackling wider issues across legal services the podcast also took a deep dive into legal charity LawCare’s latest wellbeing survey, discussed the impact of AI on firm complaints handling, and in the final book of his trilogy, Simon McCrum discusses what makes the Perfect Partner, after previously outlining what in his view makes the Perfect Legal Business, and the Perfect Lawyer.
