First live TR1 completed using QES

The first live TR1 transfer deed has been submitted using a qualified electronic signature (QES), in a transaction completed by MJP Conveyancing using Veyco’s QEST platform.

The deed was signed remotely using a fully verified QES and the completed TR1 has been delivered to the buyer’s solicitors for submission to HM Land Registry.

The transaction moved from onboarding through to execution without delay, Veyco said, with identity verification and a structured audit trail built into the process as part of the platform’s framework.

“The completion of a live TR1 at MJP Conveyancing provides clear evidence that digital execution is no longer confined to pilot projects,” Veyco said in a statement.

“It shows that, when identity verification and controlled signing sit within a structured workflow, deeds can be completed securely and efficiently without relying on paper or witnessed signatures.”

“Acting for a seller post-exchange has traditionally carried a significant administrative burden, particularly around execution of the TR1,” said David Pett, director at MJP Conveyancing.

“Using Veyco’s technology to procure the client’s electronic signature introduces a level of efficiency, auditability and risk mitigation that materially improves the completion process. It reduces friction, shortens transaction timelines and provides a secure, compliant framework for execution. For modern conveyancing practices, this is not simply convenience, it is operational evolution.”

The live TR1 completion follows Veyco’s recent collaboration with Nationwide Building Society, which enabled the first use of electronic, unwitnessed mortgage deeds by a UK lender. “Together, these milestones demonstrate that Qualified Electronic Signatures are now functioning across both transfer deeds and mortgage documentation in real transactions,” Veyco said. “With regulatory clarity established and live matters now demonstrating practical success, Qualified Electronic Signatures are increasingly becoming part of day-to-day conveyancing practice.”

Veyco director Edd Prosser-Jones added:

“These are exciting times for conveyancing. Completing a live TR1 using Veyco QEST shows that Qualified Electronic Signatures are now fully operational in real transactions, not just pilots. We’re seeing firms move from cautious adoption to confident implementation. When identity assurance and controlled execution sit within one structured workflow, the result is faster completions, reduced risk and a stronger client experience.

“This is where modern conveyancing is heading.”

Really? I think this purports to solve a problem which doesn’t need to exist.

Get the contract & TR1 agreed at the same time, as early as possible in the transaction. Dend both to seller to be executed before contracts are exchanged. Problem solved.

Where is the significant administrative burden?
