Conveyancing firm launches ‘sell-ready’ UFI package for buyers

Conveyancing firm AVRillo has launched a new “sell-ready” package to provide upfront information (UFI) to buyers at the point of viewing.

This, says the firm, has the potential to “[slash] the time it takes to legally process house sales and [reduce] the risk of fall-throughs”.

The package – which the firm has worked alongside the government for two years to develop – includes “free HM Land Registry office deeds, a legal mini-report on title, a complexity rating score on the deeds, and a defective title indemnity insurance to cover breach of many defects that have been highlighted early so defects can be fixed by the time any offer is accepted”, said AVRillo co-founder and CEO, Angelo Piccirillo, adding:

“It covers breaches of planning or building regulations for alterations which lawyers traditionally spend months arguing over.

We’ve even included a report on the local area focussing on things like schools, hospitals and transport links.”

The pack also includes the National Trading Standards obligations for agents to disclose parts A, B, and C of the Government’s new White Paper on levelling up the housing market.

The product is now ready to go into the pilot stage and AVRillo is offering it free to agents accepted onto this final phase.
