Orbital Residential launches a new website to help conveyancers explore specialist AI

Real estate is the world’s largest asset class, yet much of the legal work that underpins residential property transactions still relies on manual review and information spread across multiple documents. Orbital is developing technology to modernise the legal infrastructure behind property transactions, and its residential conveyancing platform, Orbital Residential, is part of that wider mission.

The new website (www.orbital.tech/uk/residential) gives conveyancing firms a clear understanding of how the platform supports title review, alongside customer stories, product information and practical examples from firms already using the technology.

The launch reflects a change in what firms are asking. Over the past 12 months the question has moved on from whether AI belongs in conveyancing, to which tools are truly built for the way residential property work is carried out. Firms are handling rising caseloads while maintaining quality and consistency, and more teams are looking at where this type of technology can take on repetitive analysis.

Title review is where a great deal of that time sits. A recent Orbital Residential survey of conveyancing professionals found that leasehold purchase enquiries require an estimated 2 hours and 52 minutes of hands-on legal time on average, while freehold purchase enquiries take 1 hour and 44 minutes. With close to three hours going into a single leasehold enquiry, title review remains one of the clearest opportunities to improve efficiency without compromising quality.

As firms move past experimenting with general AI tools, demand is growing for solutions purpose-built for residential property work, with transparent outputs that fit into existing conveyancing processes. Used in this way, specialist technology can take on repetitive analysis throughout title review while lawyers remain in control of every decision. That can mean greater consistency across a team and more time for advice, client service and relationships. It can also support junior conveyancers and help teams keep client communication clear as caseloads grow.
