Diary of a High Street Conveyancer – The benefit of picking up the phone

As conveyancing appears to become more adversarial with never ending queries and some abrupt emails from time to time, it is interesting when I speak with other conveyancers to find out that actually we are all quite a nice bunch!

That one conveyancer who has been quite stroppy and does not like the replies to enquiries is so lovely when you get to speak with him or her. It shows that the pressure of the work does get to us in ways that we do not realise.

But there are also other reasons why the emails can be short and to the point – high workload. We all know what it is like to be on the never ending treadmill of house moves and by sending short and to the point emails can help us to be efficient and manage our workload better. But also there is the point of legal precision – a short and precise email should avoid any ambiguity and can prevent misinterpretation.

Another point is where the email is generated by a case management system – robotic or impersonal, not written by a ‘real person!’
Once we understand this and that the other conveyancer is in all likelihood a nice person, then our job becomes easier and friendlier.

Pick up the phone and talk to the person acting for the other party. Let’s not hide behind emails all of the time. As I have mentioned before, more can be achieved by speaking with the other conveyancer than by a series of emails which just take everyone in a circle without achieving anything.
