A partnership between ONP Solicitors, iamproperty Group and Connells Group has completed a property transaction within six days of receipt of the draft contract pack.
The modern method of auction purchase for the Swansea property marks the partnership’s fastest completion of a mortgage finance transaction. The partnership previously announced a three-day transaction for a cash purchase.
ONP, part of Movera, acted on behalf of both the purchaser and the mortgage lender with Medway Law, part of iamproperty, acting for the seller.
The success of the partnership hinges on closer collaboration between the property lawyers on either side of the transaction, the team explained. ONP and Medway Law are pairing conveyancers across shared Connells Group cases, which they say enables them to build up a rapport and streamline their ways of working together.
Charlie Darby, senior property lawyer at ONP, said: “Completing a purchase within six days where mortgage finance was required demonstrates what’s possible when teamwork comes together.
“With modern method of auction, success relies on maintaining constant momentum throughout the transaction and working so collaboratively with the Medway Law team has allowed us to do this. It’s a great result and I am delighted for the customer.”
The case was handled for Medway Law by conveyancing fee earner Catherine Clarkson and conveyancing assistant Bethany Walker.
Clarkson said: “I really enjoyed working with ONP Solicitors on this transaction. It was a combined effort that turned out to have a great result.
“Clear communication between myself and Charlie at ONP along with the effective processes we have in place made the six-day turnaround possible. I look forward to continuing our collaboration with ONP and creating a highly positive moving experience for our clients.”
Movera CEO Nick Hale (pictured) added: “Yet again, our partnership with Connells Group and iamproperty Group has demonstrated what it is possible to achieve if the industry aligns to improve the property transaction process.
“With each new transaction, our partnered teams of property lawyers are streamlining their processes and developing their communication skills – working together to solve any problems that may arise.
“The speed of this transaction also illustrates that modern method of auction is a viable alternative to private treaty for home movers requiring mortgage finance, and wanting to achieve market rate, but with the certainty of a faster sale.
“Overall, this property in Swansea is a great example of how our partnership, and modern method of auction, is generating great results for customers.”
The partnership has completed over 1000 modern method of auction transactions, with an average time from receipt of the draft contract pack to completion of 51 days.
