Searches UK update clients about changes to Local Authority & Drainage and Water Searches

It is of the utmost importance to Searches UK to ensure their clients are fully aware about any changes in the market that may affect their service.

Changes to CON29, CON29O and CON29DW forms will commence on Monday 4th July 2016. The improvements to the CON29 & CON29O forms intend to make interpreting the data obtained from the council easier to understand and improve the consistency of information being received. Changes to the CON29DW form are to ensure the most accurate and up-to-date information is issued.

Searches UK would like to advise their clients that due to these changes there may be slight delays in returning any CON29R and/or CON29O forms submitted between 30th June and 2nd July 2016. Full details about the changes as well as guidance notes and specimen revised notes can be found on The Law Society website.

“There have been a number of changes announced about council (official) local authority searches without definitive answers about when the changes will take effect so we’re pleased to be able to shed some light on what is happening. Council (official) local authority searches were also due to start incorporating a VAT charge into their searches, however this has been deferred for a second time until further notice.

Solicitors and Licensed Conveyancers processing local authority searches have the option to choose a regulated (personal) search which is processed by a local, specialist conveyancing search agent and is covered by Searches UK’s £2 million information accuracy insurance in addition to a further £2 million in PI cover.

A fixed fee is applied to Searches UK’s regulated (personal) local authority searches so in some cases this option provides a saving to their clients compared to an official (council) local authority search. Personal Drainage and Water searches are also available through Searches UK.
