The Law Society of England and Wales have introduced new property forms which aim to make property transactions easier for both sellers and buyer.
Following consultation with the profession, the Property Information Form (TA6) and Fitting and Contents Form (TA10) have both been updated.
New questions have been introduced to the forms to more accurately reflect the information needed by buyers and tackle common additional enquiries during the conveyancing process.
The hope is that the forms will improve the conveyancing process by obtaining more accurate and reliable information earlier in the transaction.
Chair of the Conveyancing and Land Law Committee Jonathan Smithers said: “The new forms are a substantial revision from the previous versions, which is one of the reasons why they have been delayed a little longer than was first hoped.
“Constant revision and updating leads to uncertainty for professionals and clients alike so getting it right, rather than doing it quickly, was critical.”
The TA6 Form has also been updated to take account of various changes including flooding, Japanese knotweed and the Green Deal.
Under the Law Society Conveyancing Protocol General Obligation 11, firms are required to use the most up to date versions of the forms. Senior Responsible Officers within firms are therefore encouraged to introduce the new forms as soon as practicable.
