New desktop report instantly assesses knotweed risk within 2 mile radius

A new desktop report instantly assesses the risk posed to an individual property by Japanese knotweed, as well as the known incidences within a two and a half mile radius. 

The KnotSure report, from invasive plant specialists Environet, is based on an analysis of data that includes 100,000 known incidences of the plant across the country. The property analysis includes a risk rating of ‘high’, ‘medium’ or ‘low’, an impact assessment of how the value could be affected by an unmanaged infestation, and how it could be mitigated.

The TA6 property information form that must be completed when selling a house requires sellers to confirm no Japanese knotweed root, or rhizome, is present in the property grounds or within three metres of its boundary. Since the guidance was revised in 2020, Environet says an increasing number of sellers are answering ‘not known’ – shifting the risk to buyers.

Environet director Emily Grant says the report will help property professionals to identify a risk before commissioning on-site surveys. She said:

“The TA6 form is invaluable for flagging known knotweed infestations and providing a route to legal recourse where a seller has answered dishonestly. But a huge hike in the number of ‘not known’ responses in recent years has left many buyers in the dark when trying to understand knotweed risks. 

“Using the vast amount of data at our disposal, we are now able to offer a low-cost solution to homebuyers, conveyancers, surveyors and estate agents who are unsure whether a property is affected by knotweed. A KnotSure report is a fast and affordable way to understand the level of risk and gain expert advice on whether an on-site survey should be commissioned, or indemnity insurance considered.”

Andrew McColl is the chairman of the Residential Property Surveyors Association. He said of the report:

The reports cost £30 +VAT and are delivered online ‘within minutes’. ‘Cost effective bulk purchase agreements are available for legal and surveying firms’, Environet said.
