I am conscious that we are all so busy – it feels to me like the busiest January I have ever known… so why is it then that I seem to be spending most of my time updating others on what I am hoping to do ! And then I never seem to get around to doing those things!
Here are a few examples but I am sure that you all know more!
Estate agents: What is the position on the sale? Have you sent draft contract documents ?Have you answered enquiries? Have you sent the documents to the seller to sign?
Or
What is the position on the purchase? Have you raised enquiries? Do you have mortgage offer? Have you reported to your clients?
Lenders: (and this is written in the hope that you will laugh and it will bring some cheer to your day…)
- Please update the system with your official search
- Why have you still not updated the system with the result of your official search?
- Please update the system to show that you have lodged your application to the Land Registry and provide us with a copy of your AP1 so we can be sure that you have done this
- Why have you still not updated the system with a copy of your application? Is it because you have still not done it? why not? Completion was a week ago and you should have done it by now…
- You need to lodge a unilateral notice to register… do it now!
- It is 256 days since the matter completed. Please write to us immediately to tell us why you have not been able to send us the completed Title information
- Why are you lodging an updated title information document? You have not lodged an application to register so how can this magic of a completed application have happened?
I clearly jest but I can hear you all agreeing with the idea! We spend so much time updating others that there is little time to do the work. It is busy – so just remember one thing – be nice to the conveyancer on the other side of the transaction. They are not harassing you for updates, and are probably feeling as harassed as you.
