The joy of being a conveyancer is that no two days are the same. It does mean that we always have to be organised because you never know when that transaction which is moving along smoothly suddenly becomes the most difficult case at that time. And the transaction which you thought would be around for a few more weeks suddenly has to complete next week. All of that juggling and deciding whose transaction is more important than anyone else’s.

I tell my clients that there is a point at which their move is the most important one on my desk, and if they are lucky and everything goes well, that will be on the day of completion.

However, some clients need their hands holding from the start and think that they are always the most important client, no matter where they are in their move, and no matter how I may have someone who needs me more at that precise moment. And there are those who suddenly become the most important, perhaps due to an issue in the chain, and we all know that we can spend a day on just one transaction, trying to sort it out and make it work out for the client.

This is particularly true when it comes to agreeing completion dates. Sometimes, the dates just fall into place. On others, everyone has their own reason for moving on a particular day and there will always be one person who has to have a day that does not really suit them but they are made out to be unhelpful if they do not go with it . I always ask my clients to give me a list of dates which suit them so that I can put the dates out there and see if any stick with the other parties. But we all know that there is going to be that one person in a chain who wants one date, and only that date… handle your clients with care!
