Diary Of A High Street Conveyancer – Thursday March 26

As I sat at my desk this morning, I looked across the road and saw that the firm, directly opposite my offices, had their blinds closed. I had heard from a friend who worked there that they would be closing the offices and working from home, but it shocked me.

It reminded me of the times when I would ring the receptionist and tell her that the blinds weren’t straight, and over the last few days, I had seen that they were not allowing clients into the office but taking documents from them on the door step. What a crazy world – who ever would have thought that high street practices would not allow clients into their offices?

It was a busy day – there were quite a few people who were due to move house, and they moved successfully, but there is a feeling of sadness in the air as to when others will move. It is so hard to have the same conversations, explaining to clients why the best advice is for them not to move until this lockdown period ends.

There are so many reasons why it would be mad to exchange contracts now with a completion day (hopefully) in three weeks’ time. And although some firms are drafting what we can call ‘Corona virus clauses’, there are too many possibilities of scenarios whereby completion could not take place and we all know that you could have an additional ten clauses in the contract and it would be the eleventh scenario that catches you and forces the client into a breach of contract – clearly best not to consider moving!

As the nights are lighter and the weather turns brighter, this is the time when more house would be coming onto the market and the number of transactions increase – how ironic that it is the exact opposite – very few if any new transactions.

And in the words of Lewis Carroll – ‘it’s no use going back to yesterday, because I was a different person then.’
