Diary Of A Highstreet Conveyancer – Thursday April 9

This was the first Maudy Thursday for as long as I can remember (and that is a long time!) where I have had no-one moving house. I had to complete the grant of a lease extension but that was it.

People assume that conveyancers just do house moves – but there is a whole area of work around property related matters which will continue even during this lockdown period. For example, lease extensions, transfers of equity, remortgages, purchase of freeholds – just to name a few. This means that there should be work for us to do even if people are not physically moving house. And if it looks as if work is drying up, then see if there are any clients to contact who may have put off extending the term of their lease – a few enquiries now could lead to some work at a later stage if not straight way.

What surprised me about this Thursday was that although I had no-one moving, I did get notice of some completions that could potentially happen next week. It was as if others had been checking their filing cabinets to see if they had clients buying empty properties!

I have two completions of sales of empty houses, and a client who is buying a new build property. That is three more than I had expected – it is a little exciting (sad conveyancer that I am!) especially as days seem to be merging into one another.

It is important to have some structure to the day when we are still able to work and having some completions to look forward to does help. Practical work tips – remember to exercise and drink plenty of water!

And in the words of Leo Tolstoy, which are quite fitting as we come into the Easter weekend – ‘in the name of God, stop a moment, cease your work , look around you.’
