The Diary of A High Street Conveyancer: 1st July 2024

On Thursday, I received an email from a client, headed ‘ONE WEEK TO GO’.   

The client was quite pushy – you know the sort  – wants everything done yesterday and gets frustrated when he can’t see anything happening even though we explain that a lot goes on behind the scenes. He is buying a leasehold property but due to the fact that he wanted the keys as soon as possible, he did not want me to advise him on the contents of the Leasehold Information Pack  because he thought it would save considerable time.

My thought on that was well it will save you time but could end up costing you a lot more money ….. I am at the stage in the transaction where I would be preparing the documents for the client to sign with a view to completing in about a fortnight – a nice orderly completion ; the seller’s solicitor has to obtain apportionment figures, I need to prepare my completion statement – so it would be nice not to have to rush or be put under too much pressure

So- ONE WEEK TO GO

And it was a red flagged email….. so it must be urgent

I had no idea what he meant…..

I opened the email and was not sure how I felt about what was in the body of the email ; I laughed but was irritated

You can forget about the election, the biggest event happening next week will be us collecting the keys to our new home
