Rightmove reveals Britain’s most expensive streets

New data from Rightmove reveals that all but one of Britain’s most expensive streets are in London, with East Road in Elmbridge, Surrey the only street outside the capital to make the top 20.

Properties on Winnington Road in Barnet, which borders Hampstead Heath (pictured), have an average price tag of £12,538,095, retaining the street’s top spot for the second year running. In second place is Chester Square in Westminster, where the average price of a property listing is £11,546,428. Bishops Avenue in Barnet, which neighbours the winning Winnington, was named the third most expensive road. The average asking price is £8,930,650.

Overall, London property prices remain strong, according to Rightmove, accounting for 19 of the top 20 most expensive streets in Britain this year.

Outside London, East Road in Elmbridge, Surrey is the top contender (£8,795,714), while Drumsheugh Gardens in Edinburgh (£560,000) is the most expensive street in Scotland and Hollybush Road in Cardiff (£1,237,500) the most expensive in Wales.

Congleton Road in Alderley Edge, part of Cheshire’s ‘footballer belt’, is the most expensive street in northern England, with average property prices of £3,323,500.

Colleen Babcock, Rightmove’s property expert, commented:

“Britain’s most expensive streets always capture the nation’s attention and this year we see the return of Winnington Road in north London, as Britain’s most expensive street based on asking prices. In fact, this year’s top 20 is taken up almost entirely by London addresses, showing the city still reigns as supreme when it comes to ultra-prime property.

“For buyers looking for prestigious roads outside of the hustle and bustle of London, Elmbridge in Surrey is flying the flag for the rest of the country as the only area outside the capital to make the top 20 list.”

The analysis is based on Rightmove’s data, which includes streets where at least five homes were available for sale during January 2026.
