Date: Wed 25th January 2023
Time: 9:00 – 9:30 am
Speaker: Sally Redman
Climate change is one of the most complex risk management challenges for our industry, principally because it involves predicting the future. In this session we will run through the science behind climate change, how it’s likely to impact the UK and provide an update on how climate change hazards can be identified during the property due diligence process, and equip you with advice on how to tackle it.
The benefits to you:
- Gain an understanding of what causes climate change
- Understand how climate change may affect the UK
- Understand the main terminology around climate change modelling
- Why climate change hazards should be considered in property due diligence
- How to advise clients if climate change risks have been identified
How will climate change affect flood risk
Event: How will climate change affect flood risk
Date: Wed 1st February 2023
Time: 9:00 – 9:30 am
Speaker: Sally Redman
Recent projections from the Met Office have concluded that in general UK winters are going to get warmer and wetter whilst UK summers are likely to become hotter and drier. In addition, there is lots of evidence that extreme rainfall events are going to increase. So, what impact does this have on the types of the flooding we see in the UK? This session will take you through the key components that will impact flooding, and how this will affect the different forms flooding takes. How you can identify these risks, what is planned to adapt to future flooding risks, and what to advise your clients.
The benefits to you:
- Gain and understanding of how flood risk will change as a result of climate change
- Why it’s important to understand the changes of risk
- How you can identify if future flooding will impact a property
- How will the UK adapt to future flood risk
- How can you advise your clients
How will climate change affect subsidence and coastal erosion
Recent projections from the Met Office have concluded that in general UK winters are going to get warmer and wetter whilst UK summers are likely to become hotter and drier. In addition, other potential impacts of climate change include sea level rise, and storm event intensity. These factors may affect the rates of coastal erosion, soil moisture and subsequent subsidence. This session will help you understand what ground stability, is, how climate change may impact the level of risk, and how you can find more information about it for property due diligence.
The benefits to you:
- Understand what ground instability is
- Gain a greater understanding of how climate change may impact ground instability rates
- Learn how you can identify if climate change will impact the property
- How you can advise your clients on the risks
How will climate change affect heat stress
Event: How will climate change affect heat stress
Date: Wed 15th February 2023
Time: 9:00 – 9:30 am
Speaker: Sally Redman
On 20th July 2022, the UK recorded its hottest day ever, topping at 40.3°C. As a country, we aren’t prepared for such temperatures and long periods of droughts which lead to heat stress and can cause wildfires to start. On 14th August 2022, the chair of the National Fire Chiefs Council said that the hot and dry conditions in 2022 had resulted in a 200% increase in the number of wildfires compared to the previous year. In June 2022, the Buildings Regulations were expanded to include ventilation improvements in newly built homes. This is designed to reduce overheating, particularly in those buildings which house the vulnerable. As such its clear heat stress is an important component of any climate change reporting, and this session will help you understand what those risks are, how you can find out how it will impact a property, and what advice to give clients.
The benefits to you:
- Understand how climate change will affect heat stress
- What the government has planned to reduce the risk from heat stress
- Learn how you can identify if and to what extend temperatures may change in your client’s area
- Understand what advise you may wish to provide clients
Transitional risks associated with climate change
Date: Wed 22nd February 2023
Time: 9:00 – 9:30 am
Speaker: Sally Redman
The Ten Point Plan for the Green Industrial Revolution produced by the Government in 2020 sets out some clear areas to focus on with regards to property. These include improving the energy efficiency of buildings and reducing the carbon emissions emitted from heating buildings. In June 2022, the Buildings Regulations were expanded to incorporate installing low carbon technologies such as solar panels and heat pumps, and using materials in a more energy efficient way to keep heat in. The Future Homes and Building Standard ready for 2025 will also require developers to go further in making all future homes net zero ready with no need to retrofit. This session will help you understand what transitional risks are and update you on the current plan for the government to reach net zero, particularly looking at how this will impact on property and resultant transitional risks.
The benefits to you:
- Understand what transitional risks are
- How will future/planned transitional risks affect property
- Learn how to identify transitional risks and why its important to highlight this within property due diligence
- Understand how to advise your client
