Technology round-up: collaborations and digital maturity across the sector

All the latest innovations brought together in a regular round-up of news, updates and upgrades for conveyancing firms.

tmGroup launches tmReports to cut report on title time from hours to minutes

tmGroup releases an AI-powered tool that reads the documents related to a matter and drafts a concise, structured freehold or leasehold report on title, ready for the conveyancer to finalise and approve.

tmGroup says tmReports doesn’t rely on fixed rules, so it can read and understand the documents on a matter however they’re presented, including title documents and property search reports.

Once the draft is ready, conveyancers can check where each point came from, using interactive links back to the source documents and ask a built-in AI assistant questions of the documents and add the answers to the report.

Users can also choose which sections and issues go into the final report and edit directly in tmReports, or export the report to Word if they prefer.

tmGroup continues saying tmReports opens directly from the case in tmConvey, so there’s no extra login for the firms already ordering their searches through tmGroup.

Matthew Green, CEO, tmGroup commented on the release: “Residential teams don’t need more work. They need more time for the work they already have.

“tmReports takes on the reading and the first draft of the report on title, so conveyancers can spend their time advising clients, while keeping full control of what goes into the final report.

“We’re particularly proud of this offering because it completes the tmGroup journey for our residential customers: whatever stage of a transaction they’re at, we’re here to support them.”

Land Data confirms Elan Technology Group as new NLIS Hub licensed channel, transitioning to Next Gen NLIS in March 2027

By joining the NLIS Hub, Elan Technology Group, its direct clients, and the 37 search company partners that license its software – together with their own end clients – will gain immediate access to Official Conveyancing Search data, sourced directly from every local authority in England and Wales, Thames Water, the Mining Remediation Authority and HM Land Registry.

Fiona Barron, chief executive of Land Data, said: “We are delighted to welcome Elan Technology Group to the NLIS network at such a pivotal time for the Official Searches service.

“By joining NLIS now, Elan and its search company partners will benefit immediately from access to regulated Official Search services while being well positioned for a seamless transition to Next Gen NLIS when it launches in March 2027.

“The new platform, underpinned by the Land Data Trust Framework, will provide clear data provenance, secure information sharing, a modern user experience and faster, more streamlined processes, supporting a trusted conveyancing process for search providers, local authorities and homebuyers alike.”

Armalytix launches its redesigned Source of Funds reports

The new reports are designed to give legal and property firms greater control over how Source of Funds information is collected, presented and reviewed. Rather than relying on a standardised report format, firms can configure reports around their own risk appetite, internal processes and evidential requirements.

Armalytix says their redesigned reports enable firms to receive relevant financial information in a format that reflects their established file-review process, helping them focus on the issues that require attention.

The reports can also be branded to the firm, providing a more consistent experience for clients and internal teams throughout the conveyancing journey.

Alex Mangan, head of sales at Armalytix, said: “Source of funds is not one size fits all, with different firms having different risk appetites.

“Reports currently available to firms take a standardised approach which, apart from often missing key information altogether, can leave teams wading through information that is not relevant, jumping between pages or reviewing details in an order that doesn’t make sense to them.

“With this redesign, we’re ensuring our reports work in harmony with the realities and future direction of modern property transactions, giving firms more control and ultimately enabling faster and better risk decisions.”

Eden Conveyancing ranks eighth in 2026 Digital Conveyancing Maturity Index, with a 77.2% digital maturity score

Eden Conveyancing has ranked 8th out of 234 submissions in the 2026 Digital Conveyancing Maturity Index (DCMI), placing the online conveyancer in the top 4% of participating firms.

Eden achieved a digital maturity score of 77.2%, with a total score of 112 out of 145 – significantly above the industry average of 43.5% – and achieved full marks for New Business & Client Communications.

Eden say they achieved particularly strong results across several areas of the assessment, including client onboarding, pre-completion, integrations, IT & digital records, and AI usage & governance.

The DCMI, assesses how conveyancing firms are using technology across the client journey and wider operational processes, providing a benchmark for digital maturity across the sector.

Bruce Griffin, founder and CEO of Eden, said: “We’re pleased with the result, but for us the value of the DCMI is less about the ranking and more about what it tells us about how we are building the business.

“The interesting thing about digital maturity is that it isn’t simply about how much technology a firm has. It is about whether that technology works together to improve the experience for the client and the people delivering the transaction.

“Our strongest results in areas such as client onboarding and communication reflect something that has been central to Eden from the beginning: using technology to make the home-moving process clearer, more transparent and easier to navigate.”
