Conveyancing costs fail to keep pace with inflation as fees increase just 0.1% in a year

The average cost of conveyancing in the UK fell by 0.1% between Q1 and Q2 2026, to an average of £2,438 for home buying and selling services. The latest figures in the Conveyancing Costs Index from home mover comparison site reallymoving reflect an annual increase of just 0.1% – well below the CPI inflation rate of 2.6%.

Prices fell in seven out of 12 UK regions, with fees for conveyancing services in the north west of England falling by an average 6.9%.

The figures are gathered from over 82,000 conveyancing quotes generated on reallymoving, with the £2,438 national average fee representing a combined sale and property purchase, including expenses and disbursements. The average purchase cost in Q2 was £1,509, with the sale cost at £929.

Regionally, the picture is mixed: just five out of 12 UK regions recorded a quarterly increase with annual growth in seven regions.

In Scotland, average prices rose by 17.7% year-on-year, reaching £2,543 – a 9.7% increase since Q1. East Midlands and West Midlands also enjoyed strong annual growth of 8.7% and 8% respectively.

reallymoving founder and CEO Rob Houghton said: “With mortgage approvals down by around 10% year-on-year, conditions remain challenging for the conveyancing sector. Prices have barely moved over the past 12 months and once inflation is taken into account, home movers are paying considerably less in real terms for conveyancing services compared to the pandemic period.

“While that’s positive for consumers, persistently low fees place significant pressure on conveyancing firms at a time when investing in technology and skills is increasingly important.

“Conveyancers play an essential role in keeping the property market moving and protecting buyers and sellers from problems that could otherwise prove costly. Our data shows that customers place a greater emphasis on service levels when choosing a conveyancer than they do for surveyors and removals firms, which are much more price-led. Communicating positive reviews is therefore crucial to highlight why the cheapest quote may not always represent the best value.”
