Land Data, the provider of the National Land Information Service hub has announced search provider SearchFlow is the first intermediary to connect and test to its next generation hub ahead of switchover in March 2027.
Next Gen NLIS was announced October 2025 funded by the Regulators’ Pioneer Fund (RPF); a Department for Science, Innovation and Technology (DSIT) programme which fund business regulatory and local authority projects. The £1m award would be allocated to develop the next generation of NLIS which provides a single point of electronic access to official sources of data from every local authority in England and Wales and other public sector organisations including HM Land Registry and The Mining Remediation Authority. It currently have five channel partners; Dye & Durham, On Point Data, SearchFlow, Wessex Searches and X-Press Legal Services. To date NLIS has processed over 27 million searches.
Next gen NLIS will formally launch in March 2027 although user testing is underway. SearchFlow is a longstanding channel of the existing NLIS Hub. Its successful integration with Next Gen NLIS demonstrates the platform’s readiness and provides confidence for the wider market as additional search intermediaries prepare to connect said Land Data.
The new hub is built on the Land Data Trust Framework and enable secure, standards-based data sharing between verified organisations while maintaining the provenance and integrity of data from its original public sector source. These capabilities align closely with the Ministry of Housing, Communities and Local Government’s (MHCLG) home buying and selling reform roadmap added Land Data, which identifies trusted data, secure digital sharing and interoperable systems as central to a faster, more efficient transaction process, with greater opportunities for innovation.

As further intermediaries and data providers complete onboarding and testing, Land Data will continue working closely with partners across the sector to support the phased adoption of Next Gen NLIS and help deliver a more trusted, efficient and innovative property search ecosystem.
