In their blog, Mayo Wynne Baxter report that they “are aware of a scam aimed at estate agents and their clients who are absent landlords”. According to the law firm the fraudsters send a fax to the estate agents purporting to be from HM Revenue & Customs. This fax requests that agents complete a form NRL1 with personal information about absent landlords, including identifying properties where owners are absent. Completing form NRL1 is an application for UK rental income to be paid without deducting UK tax.
HMRC do not accept photocopied/faxed forms.
The Land Registry offer information to home owners so that they can protect themselves from property fraud. An additional security measure has been included, form RQ, which is aimed at owners who do not live at the registered property. The new form is an application for a restriction on the registers of title.
